Wellington’s Oriental Bay crossed the million-dollar mark years ago. North New Brighton — with a median value still sitting around $622,000–$626,000 — is one of the last genuine beachside bargains left in the country, and the infrastructure going into the area right now says the window won’t stay open forever.

A personal note: Our family lives here. Infrastructure Going In Right Now

This isn’t a suburb waiting for investment — the investment is already landing. The Marine Parade renewal project broke ground in November 2025: a new two-way, on-road cycleway between Hawke Street and Lonsdale Street, a shared path on to Bowhill Road, resurfaced roads, new kerb and channel, and pedestrian and bus stop upgrades [CONFIRM: exact current completion status — the project was scheduled to run about six months from its November 2025 start]. It runs right along the route locals use to get to North Beach, and it’s a big part of why we’re comfortable letting the kids bike there themselves.

Further afield but still connecting straight into New Brighton, the City to Sea Pathway — an 11km shared walking and cycling route from the central city — is under construction now, with its final stage into Pages Road due to finish between late 2026 and early 2027. And in the town centre, the New Brighton Centre Master Plan is well underway too: the Village Green community hub partially opened in December 2025, and construction on the Brighton Mall upgrade is expected to start winter 2026. A longer-term project — replacing the old Pages Road bridge and upgrading the surrounding streets — is pencilled in for 2028–2030, subject to council funding, but it’s another sign of where the council’s attention is headed.

None of this is speculative “watch this space” planning. Roads are being dug up, paths are being poured, and a community hub has already opened its doors. Buy now and you’re getting in ahead of it finishing, not after.

Behind the dunes, Rāwhiti Domain is one of the east side’s biggest green spaces, with sports fields, a golf links course, and the kind of open room to run around that’s genuinely hard to find closer to the city. The Taiora QEII Recreation and Sport Centre, with its pools and gym, is about five minutes away. With the new Marine Parade cycleway and shared path, getting to any of it on two wheels has never been safer.

Schools and Family Life

Rāwhiti School anchors local primary schooling, with a wider range of early-childhood through secondary options across New Brighton, Shirley and Aranui within a short drive, including Shirley Boys’ High School, Avonside Girls’ High School and Hagley College. It’s the kind of place where kids can walk or bike to school, to a playground, and to the beach without a parent needing to drive them everywhere — a genuinely different pace of family life to most of the city. It’s come up again and again at our open homes here too: being in zone for Shirley Boys’ and Avonside Girls’ is one of the biggest reasons families give for wanting to buy in the area.

Everyday Amenities

New Brighton shopping strip and pier a few minutes south for supermarkets, cafes and the Saturday market, plus the town centre upgrades above landing over the next year or two. Bus routes connect the suburb to the central city, about 20 minutes away by car along the coast road.
